Of course in most major cities in Texas buying these before and during foreclosure is dominated by a few big $$$ playerswhen I did pre foreclosure rescue in Oregon/ washington before the new laws came in that basically made it illegal .

I did well don't know how many but certainly over 100 foreclosure rescue sub too's in WA and OR probably closer to 200 .and if I could not get them there we bought another 50 to 70 a year at courthouse steps..

I suspect you make a good amount of your money on these fee's its an old scam been going on for years.Eric, if you have very limited capital your going about this wrong you need to find a money partner first then go do the deals split the 100k .. better than trying to do things on a wish and hope and with no money ... there Is no unicorn 100% loan for people that have zero to no experience and need to pawn a ring to put 2k together.. if you can find the deal do that.. but have a money partner with you so you can go to a Reputable lender who will make you a real loan.Matt if you guys are like these folks state you really should be ashamed of how you do business. it reminds me of the foreclosure rescue scammers.

In my pre foreclosure rescue days.. ( I bought 50 plus homes a year ) prior to the new equity stripping laws and pre foreclosure rescue laws coming into law.I would enter a home and the owners would have gotten no less than 50 to 75 letters.I would read said letters and a vast majority were the exact same script. and that script said that the one's sending the letter and wanting to help this poor person who finds themselves in foreclosure,, was indeed in their very same position a few years.. back they were also down on their luck lost their home BLAH BLAH ... so it struck me that the vast majority of investors must go through foreclosure themselves..

I was able to use my local community bank to fund it all with 40k down and 6% interest including the vertical construction loan.. all in and out in 14 months.. this was MLS if I can do it you can do it.. this property was available to the general publicon Fir St by 6th you will see 3 new builds those are mine as well. this was off market property in foreclosure.. same thing I come in and rescue subdivide land into 3 lots remodel existing build two new.then I bought a FSBO ( on Craig's list) 3 lots turned them into 6 attached lots cost about 25k for land use and sold them to another builder all within a year and sold them fo r40% more than I paid for them I paid cash for this.So there are three deals all money makers all got a different way 2 open to anyone and right in your home town... take away in this market you have got to HAVE CASH and be able to move on deals right now.. so if you need financing you need that set up before you go shopping.. and for fixers you need CASH or HML so get that first.. then start looking there are plenty of fixers as stated between Oregon City Canby Mololla woodburn mt Angel etc etc..

Before my wife got sick we used to run an animal rescue, and her 4 are what's left from those days, plus my service dog I need for getting around.What's tough is that I know I'm not literally going to be on the street, my wife has amazing credit and over 100k credit line, I just don't want to have to run up massive debts till we find a permanent solution.
