Go search the topic "Lifestyle Asset University" here on Bigger Pockets and you will see a longer thread with a lot of opinions (most are not members) but still worth a read as there are a half a dozen paid members from our group who have commented on that thread.We were formerly called Lifestyle Asset University, but I didn't realize that you couldn't use the word University in your company name here in Utah so we changed our name to Vodyssey.

Since you're investing from out of state, make sure you have a reliable handyman or contractor on your team too for when small issues pop up.

The title company takes the funds from the sale, and then pays off those liens and clears them.

@Wade Wisner Our company has been in the space for well over a decade, i would suggest the key to finding quality notes is networking in networks of those who are creating notes already and don't know they can sell them.  

Hi Fernando....I'm a broker looking for a company that does DSCR loans with no or very little seasoning to allow for the value instead of the Purchase Price.

Also a good pm company will provide a P&L every month.

I typically don't suggest anything in the reunion area for investors because of the restrictions around what management companies you can use and what amenities your guests get access to.

Ideally the owner would handle everything and would have no need for a property management company with only this single duplex in their portfolio. 

He's an investor himself and recently left his role as partner at the largest firm in the area to start his own company.
