I do both an email and a phone call I usually email first and do a phone call to ask if they have a phone number.Thank you for the advice, I understand the lack of creating equity but I feel like all I'm doing is the same as any other buisness which is getting a product, repurposing it for a consumer, and selling said product/service.

Do you have the professionals you need to start an LLC, do the proper real estate/tax accounting, solid contractors to rehab or prepare the property, and a property manager to handle the day-to-day operations? 

I need something else, but is there another product out there that has the property profile capability?

I know he has gotten creative on the lending side for products used to get the properties.

There is no 100% guarantee out there.Managing your property properly and having great insurance are probably the two best ways to protect yourself.

Better to put in something more productive like a Solo 401(k) or SEP.
