I imagine there is not much of a relationship with the turnkey service after the sale and I would deal with the PM and Loan company directly. 

Almost every reputable lender is going to have a draw process for any lender funded rehab portion. 

And I'm sure that's because some people direct book, others use Airbnb, etc.
