I have a great relationship with my tenants and they stay longer than most since I treat them with the respect they deserve, it helps to be a good judge of character.  

In this scenario with identical ownership we follow the 'self charged' interest rules, and get to reclassify the interest income from portfolio income to passive income - so the character matches that of the deduction.

Obviously you can vet their character, personality, professionalism, etc., but for financial and background check sake, you've got to get that report. 

If I do rentals without talking to applicants and getting a gut feeling, just relying on on-line applications, I would wind up renting to an unhinged character like the one that threatened to kill me.

I liked the neighborhood, the lot size, and the fact that the house was technically mid-century but did not have a ton of character so we were able to really put our own spin on it.

We chose a Meditteranean design for the tiles in the balcony and bathroom to give it some character!

To take one of these older homes (1927, 1927, 1918)  which are known for their "character" and not keeping that would make it a tough sell for the area they are in.

It's simply market timing and it always gives greater respect to one party over another.Remember, don't take it personally if your terms are rejected...it's a business decision by the seller not a personal attack on you or your character.  

The characters make for good TV I just wish they went more into the deals and less into the personal life.
