Im able to pretty much pin point the best deals down to street by street basis.

After learning about building a solid team of lenders, contractors, managers, etc, it has given me a new drive towards investing in real estate and Florida is where I really want to take off. i just have to start pin pointing different areas in and around Jacksonville where investing in rental properties is beneficial to me.   

It's hard to pinpoint an accurate assessment without all the info but that's just my opinion and two pesos.

Basically if you are looking on Craigslist to rent you can switch the view from 'list' to 'map' and it will show you a map view with all the rental houses and their rates pin pointed on the map.

In addition, I would recommend to first figure out which markets you are interested in investing in that have potential upside opportunities because this may make it easier to pinpoint which market you would like to invest in outside of NJ.
