To Flip or Not to Flip

I've come across a investment opportunity, it will be my first flip, and I can't quite wrap my head around if the numbers work or not.  Unless I'm 110% certain I will walk away.

I would love some input here.

Purchase price $225,000, closing costs: 10,750, construction costs: $60,000. Turn around time approx 45 days, and ARV $365,000 (closing costs of sale $18,250). its a 2 bed one bath.

I also do not know what is the best way to fund the deal, should I use my own capital or borrow the funds.
