You’ll want to talk to a CPA to help you estimate what your tax burden would be in both the under and over 2yr scenarios, see if you qualify for a partial exclusion, etc.It’s difficult to blindly say hold it or sell it now if you don’t have a full picture of what your tax burden.

Are you marketing it like a professional listing and is the listing fully optimized with professional pictures, title, description, etc?

While they seemed nice enough during the walk throughs, I could sense that they were not going to be particularly happy to have a new landlord coming into the picture and kicking one of them out.  

You should contact the prior owner/PM to see what evidence they have of the conditions prior to moving in (pictures, etc.).
