L&I doesn't seem like the most organized and efficient entity.One piece of advice for dealing with L&I if you do need to go down there to straighten things out - go first thing in the morning.

I understand there is a reason for policies and rules however, if someone's income falls $25 short of 3x rent, excluding a reasonable car loan [I personally say pay cash however, operative word being ... personally] no significant monthly outgoings and obviously, e no prior at-fault broken, unsatisfied leases, I would say go for it.

Just find another.....you may pay more, but spend less on the fix and less future headaches and money outgo....

Still an outgo of $7500- Dave also suggests to stop ALL investing until all loans paid off.

If it were such a good rental dont you think the last guy would have kept it up better and made some effort to rent it out? Go

If you truly are getting your feet wet, it's good to keep your outgo low.

If you can't figure it out go to the courthouse and ask for help.
