They are non profit My point is monetization is happening everywhere.

PM for more info.As far as a license is concerned, it's not necessary to buy real estate but it definitely doesn't hurt to have and it could open you up to monetize in other ways as well as gather great market info.

@Monét Marshall , In this situation I am assuming you are asking to partner with cash buyers.People with cash do not necessarily understand real estate investing.

I want to structure the lease very carefully to give myself monetization options. 

I hope to take some of this knowledge and monetize it.
