I'm not aware of any recent legislation or litigation in NC that would eliminate wholesaling as a viable exit strategy.

Or, more bluntly, do you want your tenant earning twice as much per month from your property as you, while you shoulder the risk and liability of operating without the necessary licences or insurance and in possible violation of legislation or regulation?

They were from own experience with RE and my sitting down and reading the 80 pages of legislation dealing with RE in FL.  

Here is a section of the legislation: (765 ILCS 735/1.2) (from Ch. 80, par. 62.2) Sec. 1.2.

I would understand if there was a specific city/township that you experienced some ridiculous regulations, new legislation, or terrible tax situation, but to write off a general area that a couple million people call home is a bit aggressive, don't you think?

Yet those same states (as they're typically liberal) would have their heads explode if you tried to legislate who you can and can't marry.

But there's relatively new local legislation that forces landlords to pay a $4500 relocation fee if they fail to renew an agreement of any term--whether monthly or yearly--so the benefit to the landlord of m2m is largely gone.  

Without further federal extensions of the law, the states were left to create their own legislation to fill the void.
