I see monthly payments playing out this way.Interest from loan: $1,450Tax-$450Insurance-$150Utilities: $50Total: $2,100 a month * 3 months to flip= 6600 carrying costsSo in the end:$205,000 sales priceless commission: $12,300less closing cost: $5,000less seller assist: $3,000Total: 184700Profit: $1847,00-$169,600= $15,100Obviously not a killer deal but something to get started and experience.

Most of us here wouldn't bother to sniff this deal....let alone put the effort you have into it....I hope it works out well for you or maybe you'll get lucky and discover another deal killer in the inspection so you can walk away and save yourself the headaches!

The owner might accept it or they will counter.While investors and operators often see themselves as wheeler-dealers, killer negotiators that offer almost nothing, skip over the usual and customary as if they have special skills in getting homerun deals, that is probably only the case in their mind.
