If you are approaching owners of tax delinquent or neglected properties in the Philly area, I would like to offer this as food for thought. 

The guy is a truck driver and travels often.

I am a commercial truck driver going of two years now.

I'll buy lunch or coffee for those in the Phoenix area (hooray free food!). 

Oh, and for some for not-so-good news this property happens to have bed bugs and a putrid smell from animals & rotting food in the fridge.

One incident I will always remember when I was doing an open house, was a little girl coming up to me, and noticing that there wasn’t a refrigerator or stove in the kitchen and asked, “Lady, don’t you have any food?”

Especially with fast-food...while many argue KFC and McDonalds will never go out, what if they do?

Some that have license numbers on their trucks are more reliable than others that has only backpacks.

Think how much you know about remodeling so far, whether you have tools, a truck, and how deep you can go (anyone can paint or clean but sheetrock, trims, windows, sewer line... electrical and plumbing often require permit).

There was old food, and abandoned furniture.
