NJ REI can have a steep learning curve but we benefit from high rents, high appreciation, low vacancy and a fairly recession resistant market.

More like water 'resistant-ish'...as long as you don't let too much water sit on the floor for too long...One of our gut rehabs that we sold last November had a sump pump failure and their basement flooded.

Resist the urge to open discussions with investors with the usual ploy of asking what they are interested in.

To date, I've experienced a lot of resistance from sellers when I've mentioned that this is the right property/we don't have the capacity to purchase it, but I'd like to connect them with someone who might be interested.

But many businesses are Amazon aligned or resistant, such as warehouses, restaurants, dollar general, etc.

Of course I didn't see any traces of the dog when I visited to serve notice/do inspection either... coz he cleaned up the "crime scene" well :)    Tenant also tried to resist the HOA letter claims.  

I was wondering if I could get some advice on how to present the deal to the seller, specifically a seller who is not open to, or is slightly resistant to an owner financing deal.
