Ask yourself, why would the federal government pay MORE than market rent and waste our tax dollars?

Example would being the triple net properties sold to investors 20 years ago with Dollar General as long term tenant.  

They will generally put the name of the company on there and you can use that as a target list and start dialing for dollars. 

After closing this first deal now where he put real dollars down I asked him, now imagine putting your entire savings down in one deal. 

I won't go in to all of the details, but suffice it to say that they have cost me thousands and thousands of dollars due to under management.

The seller will be wanting top dollar because everything else in the area is, but the seller will want to sell you a property with a low-paying tenant.

I suspect at the dollar amount you invested most attorneys would say its not worth it. you could send in a sabor rattler letter for a few hundred bucks and see if that gets you anywhere.Keep in mind these guys are not unique this has happened to many many syndication of MF Just read the threads on BP..

I spoke with one company that wanted me to pay hundreds of dollars just to set it up (get EIN, etc) and I thought that was a little overkill.But is it?

I'm sure they'll just make sure the company has no assets and debt, so when they get a few million dollar fine they'll just have the company declare bankruptcy and dissolve.

Also, why would you want to go to a market that is currently hot and perhaps pay top dollar?
