It might just be a distraction to make you feel like you are making progress.

Regular inspections can be with or without the tenant present.Move-out inspections are ALWAYS done without the tenant present because they will do everything they can to distract you or argue over everything.Some states require you to conduct the inspection with the tenant.

Best advice I can offer is to settle on ONE strategy, and block out all the noise and distractions by turning off the machines. 

If you are mostly interested in FSBO or totally off market properties then it can be a distraction.

However, on the other hand do you find that that the sellers (especiallly those with listed properties) are more distracted with the holiday season?

You might need to have an office location that has few distractions and is convenient.
