Not a major fix, but something that did need to be addressed.Small roof issue which was just missing about 6 shingles, but its exposed wood so would need to be repaired right away.The overall condition of the outside of the house, I would want to reside the house within 2-3 years.

Also most attics are finished as a "hot roof" - insulated tight against the sheeting, but often not well done, rather warm in the summer, also shortening the life of the shingles, making roof leaks hard to detect and costly to repair.None of these issues apply on a real 3 unit, which was built this way.

A condo association would insure more than just the roof shingles and exterior coating...they cover framing, sub structures, etc.

Some of the outside on/off shut off valves for the water supply were "frozen"The roof has some missing shingles from wind damage and missing rubber gaskets around piping that protrudes through the roof which allows water to get inside the attic.This is a question for anybody who wants to chime in.What other due diligence should I be conducting for an off-market seller financed 6 unit apartment building that comes with an adjacent vacant parcel?
