So, if you feel comfortable with the seller, it can go well. 

Others will see downsides to what I'm currently doing, but I'm comfortable with those downsides.

Ultimately I just couldn't get numbers I felt comfortable with, especially with pricing/rates and in 2022...As mentioned above, I think it's a great area.
