You likely know where it would be on appreciation.Case Shiller lists San Diego as 3rd best US City return for buy n hold residential for this century, but I do not know if there is a way to determine how it would have faired if just evaluating on cash flow.Without the value add, the investor is at the mercy of rent appreciation to produce the return.
