My CA PM requests that tenants change light bulbs, batteries and filters (although he checks these items once a year himself on annual walkthroughs), but won't let them touch anything else.

For example, 10-year smoke detectors are way better than 9-volt battery ones, use solid core doors instead of hollow, and use LVT or tile in the living room instead of carpet.Those are probably good for any rental, but it really sucks when your rent is put on hold for 2 months for reinspection because the 9-volt battery in the smoke detector was removed by the resident.

But if I have multiple teams on site, one sloppy sub quickly spills over to 3 or 4 others.Tools, most subs of mine are good about tools and rarely leave any on site because we often have plumbers, electricians, framers, hvac all on site at the same time, and no one likes their $100 batteries disappearing.

It is dependent upon the battery so you do need to monitor the battery level and replace them, as needed.

Just like in early 2000, C language was once so popular and suddenly it was replaced by different other languages and the software engineer who only adept at C lost their jobs.Not sure when this 3D printed house will be at scale and how it’s changing supply vs demand picture in the rental market.Or maybe it’s just like a on-going competition between diesel engine vs electrified battery/fuel cell as we see nowadays.
