Hi - I've been listening to the podcasts for almost a year now and listening to recommended audio books on investing and wealth building.

Can't remember the audio book I listened to years ago but it said don't rely on a pension.

My name is James, I found BiggerPockets by listening to podcasts and recently buying Brandon Turner's book (audio version) "The Book on Rental Property Investing" I am taking action and jumping into the arena after talking and dreaming about it for years.

I purchased a legally zoned 2 family building, the layout is allowing me to make a 3rd unit, a studio apartment, in an empty room that has a front door and 2 windows.  

I placed a back up bid on a property site unseen.based on a property  I purchased one year ago,the property is a 3 bd with a converted to a one bed rm studio apt.I recently rented the property I purchased 1 year ago for $925 which I'm looking to refinance the private money.purchase and rehab I have about 40k in itThis other property I would be around $50K but I have a 1bdrm unit that would rent for upper 5 hundreds  possible  grossing  $1400 monthly.

@Stephanie Reyes yes I have been reading and listening to audio books when I can't be reading and I've learned so much just in a few days !  

I got her a copy of the Millionaire Real Estate Investor audio book but it seemed to be a bit overwhelming to her.Would really appreciate any advice that  could point her to on how to get started. 

I called the County and there seem to be not permits for the unfinished large room, bathroom and laundry room on the ground level, but for a new slab and underground plumbing from 2005.We are thinking of buying the house and creating a studio on the ground floor and renting it out to a tenant.We have never dealt with permits, and we would probably hire a licensed contractor for the electricity, plumbing, heating, floors, walls and windows, but would do the rest ourselves. 

I'll throw out here some of my thoughts:In my experience, renting Sect 8 on a studio, 1bed, or 2 bed unit has been more successful than renting Sect 8 on 3 or more bedroom units for the following reasons:Smaller units mean less maintenance and less chance of failing an inspectionSmaller units mean less tenants per unit.
