Internet research, spreadsheets and data analytics certainly have their place, but there is no substitute for the mental/time equity of thoroughly interviewing and vetting investor-friendly realtors, property managers and contractors. 

I tend to be on the analytical side so I definitely like more information and perspectives. 

From a purely analytical standpoint it has fewer downsides than its "real estate commercial cousin" apartment complexes.

They go based on the financials, analytics, and of course some local knowledge!

I've never used it but I've heard it gives great analytical info if you put in the address.  

I am an engineer, so I am analytical and am a huge proponent for having systems and SOPs in place to streamline processes and create a reproducible product.This "one-sheet" concept is new to me, but it makes a lot of sense to have something like that so that your criteria is set and specific.Regarding deal analysis, I have been using J Scott's SFH Rental Analysis spreadsheet to practice analyzing deals.

I know that my strong data analytics that I cultivated during my formal education make me a stand out investor.
