It would be in line with the typical theory that sfh are going to generally get a more long term, serious, “pride of ownership” type resident..but it’s not always the case…good screening is a better strategy than avoiding mf..in my opinion

With that in mind, would you target a new construction spec built home over a more expensive resale?

I have not done any real research here, but this does not come across as a mismanaged property that will allow a "more focused" owner to step in and right some wrongs.  

Our typical strategy is to purchase and renovate a property with cash (or Lines of Credit), stabilize it with good renters, then eventually refinance on a 30 year conventional for a more secure, long term investment hold.
