From what I’m seeing in this market (Hoboken, Essex and Bergen county), it’s really hard to break-even or turn a profit.

North and North West areas of knox county have been my bread and butter for buy and holds and flips.

Researching the property on county property tax inquiry website it says the “Property Taxes Sold” for 2020-2023.
