It was foreclosures in the beginning, once that source dried up we went hard on short sales.

Unless you have other sources of income, its going to be difficult to qualify for a HELOC.   

I still like to give back when I can, and to be honest I usually enjoy it, but it was an important source of education for me that I am still grateful for. 

We use and are happy with Avail as a lease management platform for when we get a FF renter, but it doesn't play well with the OTA booking platforms (which are becoming greater sources of residents for us).

Also make sure all your friends & social media contacts know you’re in real estate as people who already know, like & trust you are the best sources of business.  

I'm an active investor so I spend the time/energy in sourcing and managing my own rentals, I am also in a very favorable location to own rentals here in Memphis so I do it myself. 

Also means no regular heat source.We always leave the cabin with a good wood supply in the winter, fire starters, lighters and such to ensure they will have a heat source.  

.#2....Networking.This will be your most valuable leads vs almost every other lead source by a mile for most people.Almost everything else is passive and a crap shoot, no matter what others say.
