You simply pick a name and create your articles of incorporation it will provide you with an EIN number go to your bank of choice and open up a business checking account.I live in Florida and have created multiple LLC's on that site in minutes. 

By reading the article makes sense also I can understand the motivation of the article as it was in 2021 when things were crazy.

Check out this article from the Albuquerque journal which highlights Las Cruces as rated one of the best cities in the US for flipping.

They need to be reasonably sure that the deal will close.I've seen a lot of sellers who have moved out of their house or made purchases based on the money they would be getting just to find out a day before closing that it wasn't going to happen.That metric, percentage closed, is relevant, but only over a year or more.
