We offer monetary rewards for singling out the issues anonymously .Then we mail a letter to the residents including the ones in buildings we don’t own.

Sorry about the liability.Look If you own it then the legal aspect doesn’t matter as far as selling or buying I’d rather remain anonymous and in business sometimes  you don’t want to draw attention to yourself  or open yourself up to be litigated against   

The land trust just gives anonymity, but the LLC provides the asset protection.

Read the local housing laws.There are some very good liability protection firms out there, and they will preach to you the benefits of an LLC for each property and their special secret sauce that will protect you and make you anonymous. 

Currently, I have one LLC based in WY (for the anonymity benefits) which I would like to use as the parent company.

Small time landlords out in the community like me are easily scapegoated and don't have the resources the big anonymous hedge fund landlords do.  

However the leveraging of time REALLY applies here because the number of records can be exhaustive, and as more and more investors become savvy and are purchasing properties in entities created in states with anonymity laws in place. 

I can see some liability protection (or at least anonymity protection) in having the company rent the property.

The point is to provide some anonymity and to separate investments from personal assets.
