Saving capital and having a chunk of your own money makes things a lot easier when pursuing your first deal as a youngster (like me.)

We have one youngster leaving for college and one still at home.

I once lived in San Antonio as a youngster but not in the Dallas/Fort Worth area so I didn't know much about this particular area.But during the housing bubble, I remember reading and hearing that Texas was going to be the next California.  

The the replies for the youngsters is educate yourself, find a mentor, improve your credit, etc.

I am hopeful the gap will be more filled as the  fear of massive student loans push youngsters into tradeschools amd the workforce more and the stigma subsides as you contractors spread the word at career days👍

When I was a youngster my parents bought some homes from auction and rehabbed them. 

I have been genuinely interested in real estate investing since I was a youngster but my life circumstances(some out of my control and some, not so much) never afforded me the opportunity to make the jump. 

I've read other stories of youngsters who purchased a property to rent out, but they aren't $552,000!
