If you allow pets (and most people treat their cats / dogs as family) and a good portion of the tenants have pets, partner with a local veterinary clinic that will provide a free visual exam or similar service.

I finally got my inherited semi detached SFH (C+ working class neighborhood) ready to rent out but the attached house sticks out like a sore thumb and I believe the tenants do it on purpose as a deterrent and intimidation factor.

I did try making extra payments on my mortgage to Brent's point, but after my 2nd extra payment, my lender instituted a flat admin fee for each extra payment so it's a deterrent for paying anything except large lump sums.

It's the visual thing for some people mostly, with such small wall space having it right there in your face isn't ideal. when at all possible, every flip will just get duct work and standard air conditioning.

However if you were able to see that there was moisture in the basement and that they had humidifiers running, then it may be a tough case to argue that these things weren’t disclosed when it would have been obvious there was an issue with a basic visual inspection prior to closing.
