@Allen Li I do quarterly inspections and check for issues such as water leaks that may go unnoticed, and I perform filter changes during these as well.

It's possible there is a slow leak under the kitchen sink or something that has gone unnoticed, but I don't think it's worth your time and the tradeoff to be in your rentals more than annually. 

I didn't want anyone squatting BSing around so we gave him a high daily rent rate after he exceeded 3 days past closing, a nominal rent for the three days and about 5k in escrow that would be released to him after he vacated and professionally cleaned and repaired any unnoted damage or left it in like condition.

You can buy great filters in bulk for WAY less than at the store.Underneath sinks- this is where water leaks can go unnoticed and cause significant damage.

This could raise awareness to what they may believe is going unnoticed and stop it without much confrontation. 

Anyways, I'd like to at least attempt to create some type of perceived responsibility in my lease for this kind of behavior, which can cost the landlord thousands of dollars if gone unnoticed (water billed quarterly).Thanks in advance!
