When a deal pans out as projected, everyone (almost everyone) is happy.

Fix your cabinet with the missing door, remove the stickers from the mirror and window, close the toilet lid, sweep and mop the floors, use a wide-angle lens, and take pictures from an appropriate angle. 

A runny toilet will usually add about $200/ month so it isn't likely a toilet and the chances of having 5 at the same time is slim.

This being the case for the first 2-3 years maintenance is low since most of the typical repair items (toilet, furnaces, sinks, etc) have recently been updated. 

I grew up in WNC and still have family there so that is an option and even have placed offers on cabins in WNC to make an STR but nothing has panned out yet for something like that.

Sometimes, ok frequently with vacant lots, plans don't always pan out.

Decide how much money you would willingly flush down the toilet. 

We've made a ton of offers in the area but the numbers just don't pan out with the sellers objectives.

Turn on faucets, showers, look at how the toilets are installed, are they wobbly, EVERYTHING.
