The added challenge is that someone who wants to sell often doesn't want to be obligated to anything for another 3 years but also doesn't want their payout to diminish because clients (in this case property owners) move on to other service providers.  

You can save money doing the work yourself but if it adds to the timeline that savings is diminished from lost revenue.  

I wholesaled deals to get large cash infusions in a short amount of time to fund large buy/hold opportunities, or liquidated because I saw new risk on the horizon that may diminish future returns.The question I ask on every deal I'm considering, and the funds I have to work with, is: "what do I want my money to do and when do I need it to happen by?"

So not to diminish the reading its always great, but if you can find an "apprentice" type work relationship with an experienced broker that can really catapult you off.  

I am going to assume that what you mean by "main purchasers" is the majority.Let me finish by saying that I am not a political person, I'm one of the diminishing numbers who believe no politician deserves a flag or a yard sign.

I bring up new paradigm here :it's because of too much expansion of money.What I mean by that is because we have lot of money increasing floating around with downpayment as little as 5-20% can already purchase a house with 30 year fixed debt, the number of potential purchasers are increased by a lot, while supply is diminishing, the amount of liquid hard money is increasing, and liquid money is always going to hard asset like residential.if you cut 30 year fixed program and gov no longer print money, the buying power would reduce.

My small 10% return is now diminishing every day you hold on to it. 

The general investment profile of recent investors are second home or vacation home buyers, typically from out of State or area, and looking to take advantage of the diminishing benefit of the 'STR Loophole' of accelerated depreciation to offset high W-2 wage taxes.

What I will say is by not offering one you are esstentially hurting your property and the number of offers you will get because you are diminishing your buyer pool to just those that are willing and able to pay their buyer's agent.
