Typically, higher income areas have lower crime, more amenities, better schools.  

Focus on neighborhoods near employers or schools, and explore slightly outside Austin for more affordable options. 

We have two young boys who also enjoy Japan and hoping we can all begin to learn the language and possibly enroll them into an International School during the summers.

Mine is a 2022 build  Hey Ryan, Your property checks alot of boxes for me for a MTR focused on attracting families as a whole home rental.Single story, Good school district, Little to no competition on Airbnb, No HOA.I bought a property once in 2015 and it barely cash flowed as a LTR but now 10 years later, I cash flow as a LTR about $600 per month. 

Some people are sending supplies (clothes, other needed items like school supplies, food for humans and pets, etc).

Couple other things to consider, property / school taxes are high, and tenants have lots of rights.

Across the board, the worse the neighborhood, the better the cash flow, the better the neighborhood, the trade off for tenants base, better schools, low crime, etc etc.

We look for good school systems, low crime and desirable neighborhoods.

And what about that high school biology?
