Good investments don't get spammed to random strangers on the internet.My barber doesn't stand on the side of the street and tell everyone who walks by they need to get a bowl cut. 

There's quite a few of us here so dont be a stranger!

You are just starting out. you want to invest out of state, not locally.You want to skirt/evade the law.You want to engage in a rent model that requires a hands on referee at all times, remotely.You want a rent model that has strangers living with each other, raping/murdering/stealing from/harassing each other, without any ability to intervene.  

I want to jump in that hot tub with my kids after 8 other strangers have been in that same water doing who knows what - said no one EVER.4) Depending on the market you are in, it may be required to drain, clean and refill after every guest.I have 4 hot tubs and two of them are on wells.  

Assuming this is from a stranger and you are getting a reasonable price that wouldn't bring gift taxes into this.

So, trying to convince her to have a stranger share a bathroom might be the most challenging feat I've faced. 

However, four sessions of small talk with strangers is very awkward for me.

I understand helping out the kids.. but strangers for a fee  ?

Throwing 2-3 strangers into the same space can be a disaster if you aren't smart about it.

So, you want to get a bunch or strangers under one roof with two baths, what could possibly go wrong.
