In this section I provide my name and number (I manage all 5 SF rentals myself, remember) along with a statement which reads "Tenant will pay Landlord the first $250.00 of the cost to repair each conditiono in need of repair, and Landlord will pay the remainder, except for the following conditiosn which will be paid as follows:..." and then it goes on to discuss 4 conditions which are "Landlord negligence", "wastewater stoppages caused by roots/malfunctioning equipment", "health/safety issue not caused by Tenant or guest of Tenant", and "heating/AC, water heaters, water penetration".

Instead, you could just have a simple clause in the lease like mine: “Tenant shall be charged for repair of drain blockages or stoppages, unless caused by defective plumbing parts or tree roots invading sewer lines.”Then it’s pretty clear what you will and won’t pay for, and you don’t have to worry about trying to figure out what they shoved down the toilet that actually caused the clog (e.g. tampons, child’s toy, etc) because they’re responsible regardless.

Those improvements didn't come because the worker figured out how to make cars 25 times faster; they came because automation eliminated most of the workers in the first place, and computerized controls ensured higher quality output that reduced line stoppages and rejected pieces, and the workers that were left largely pushed buttons that did jobs that used to take an hour and now took 10 minutes by pushing a button.

Happy New Year LynnOK ,,,the matter of shower drains,,,The most common cause of a shower drain stoppage in my experience has been long hair in the drain as a result of our dear womenfolk shampooing in the shower.In all fairness a guys hair will clog it up too,,,especially if he's a wanna be Rock Star ,,,hair is hair.!!!!

In a place like Newark, if you don't properly secure the house and there is work stoppage, you risk vandalism and theft. one time on the day of closing during the walk thru, we discovered all the copper water lines were gone in the basement.
