I am not a PL user but I do have pricing software and a revenue manager. 

I'm using a property management software (TurboTenant) for rental applications and screening reports, and they charge each prospective tenant $45 for this service.However, the Wisconsin State Legislature states that the landlord can only charge the actual cost of a credit report (up to $25).

We partnered with a software company where you as the borrower use your phone with an app to show the progress and it gives us 360 degree walkthroughs or we can also schedule an inspector depending on work (For example exterior paint and windows and roof are pretty easy to see compared to some other scope items).This is why wall street is great for DSCR but not for fix and flips.

In any pricing software or even inside of the OTA's themselves you can offer weekly discount on stays 7+ nights and additional savings for 28+ nights.

If you’re not already using similar software, I’d highly recommend exploring these options—they can save you a lot of headaches down the road.

If you just have one rental you can probably get by with generic tax filing software.
