My property manager, softened once we read the California's renters right and landlords responsibilities manual, that I got as a gift from my RE agent years back.We are leaning more towards taking this as a learning lesson and redefining our  expectations of the tenant through the renters addendum and addressing this issue when the lease expires.Yes, the Rental is in Southern Californiacomments???

@Cat Storing it sounds like you are well on your way, but I would challenge you to redefine "getting started".

There are quite a few homes and condos there that are fractional ownership.Seems to work for folks that don' want to pay the full freight but would like to use a nice home 10 weeks a year (or whatever).

Simultaneously the people that freight lumber (rail cars and trucking) had to continue maintaining their fleets and without as much work available many of them downsized to stay nimble. 

Regarding appliances, I had to personally drive 5 hours to get the refrigerator my wife wanted, and our range only made it thank to my wife's social media presence and one of her followers from across the country helping us by ordering it (it was only available for local delivery) and repackaging it for Fedex freight across the US.  

A plane passing overhead will sound like a freight train and depress property values along those flight lines.
