Just a rectangular box with gravel parking in a slightly rural setting(one acre property) On septic, that needs absolutly everything rehabbed.not horrible tenants or high crime area, just the cheapest thing in town currently. i am thinking about $ 13k per to get this thing right.

@Jacob Beg We removed a gas insert type fireplace and put in an electric fireplace, one of those long rectangular ones that have glass looking embers that change colors via remote control.

Dear all, I would like to have the advice on a deal I came cross. it's a manufactured homes on permanent concrete foundation (for all exterior walls siting on concrete foundation), the home also on rectangular ‘chassis’ (metal frame).

You got to have comps and an existing market to get then buyers to buy with confidence, otherwise don't do itI am not sure what I would pay per foot for an all weather gravel road that is about 30 feet wide (easement 50')  but thats what it would take. its long little narrow and rectangular so it should but perfectly in to ranchetts Your first option is to find a track on a corner, then you don't have to build a road, that's a no-brainer.

I digress....My general contractor is very poor at responding/communicating and I deeply regret not doing more about this sooner but since August this is what he has done:replaced the shinglesreplaced the heat pump unitsealed the flat roof with elastomeric coating, but got the silver material all over the dark brown gutters so it looks horrendousReplaced the outside A/C unitReplaced the well motor/pump, but no further testing of the well or plumbing has been done.This is what I have done (keep in mind, I have a full time job and also run a small side business):Built a new front door from scratch (it was pointed and not rectangular so no off the shelf options).

I will say that is all in my opinion to CMA   its about 100 acres, long and rectangular, perfect for installing a road on one side and slicing in to 10-20-30 acre ranchetts .
