Hill Country real estate investor meetings?

Hello,

Wondering if there are any investor meetups or groups in the Texas Hill Country, similar to the ones in the metro areas?

I’ve been investing in the Austin area for over ten years, am finishing up my sales license, and looking to expand into land sales in the Kerrville area of the Hill Country.

just a heads up, if you are looking for a land/ranch play. There is a bunch of inexpensive hill county property north of Austin  instead of west and south, is not so played out. Instead of 10-20,000 an acre, its 4 to 7,000. Clean nice stuff. Starts  Burnet country, Lampassas county Corell county. 20 mile views all over the place

@Matt Merrill I am a cattle and hunting ranch manager in western Blanco county and just starting in my investment career. I focus on all areas surrounding SA and Austin. There aren’t any meetups to my knowledge, but what exactly are you looking for? Land sales is a broad topic but I know there are opportunities especially through probate as a lot of people have had ranches that the kids who live in cities have to handle, or retirees and their ranchettes that the kids don’t want anything to do with afterwards. @Charley C. Lampasas is a good county for cheaper land especially for developments, etc. but it is the end of the hill country and not as desirable. Kerr, Gillespie, Kendall, Hays, comal, burnet, and blanco counties are desireable for commercial use, vineyards, vrbo, etc. as they provide higher tourism numbers and retirees. I don’t have any skin in the game yet, but I do know these people and there ‘slower’ ways, and am very familiar with land types, contractors, correct land uses etc. if you’d need any in depth info or some boots on the ground for any of these areas let me know, as out here it’s nothing  to travel a couple counties away in a day. Thanks for the replies.  I think all of the Hill Country is great, but for family reasons I’ll be starting in Kerr County.

I’m just looking for investor meetings (if there are any) so I can network and learn since land sales have many differences from cookie cutter home sales, as several of you have commented.

@Ross Marshall your spot on.  I will say having those little cute tourist towns in Gillespie like Fredericksburg offer an a different economic dynamics no doubt. Broad topic indeed

I said my location is a great place for a vineyard but I should of specified, I was not referring to a "Winery" where people come do tastings and set on the patio drinking wine and eating cheese. I was referring to an actual opportunity to produce grapes.  Knowledgeable grape producers  can often make up to $8000 gross per acre. I think in the near future, we are going to see more actual producing vineyards pop up in that area and then subsequently start seeing more wineries kicking up then values but never-ever be like Fredericksburg

Lampasas, Adamsville area is at the edge of the hill country .. However, its still real clean, I didn't see a lot of old barely habitable mobile homes with renters dumping trash on the gravel roads and poaching deer like closer to Houston .  If I some body put on a blind fold and I drove them to Gillepsie or Lampasas county, then they took the blind fold off, they would know which county they were in. The vegetation, and the mountains near lampasas river and HW 281 look the same to me.

You are going to have a real hard time getting brokers to comment back and forth about other brokers pricing. The State can get all over us about their expanded interpretation of price fixing so we even see the question, we want to run away.

I can tell you this. Hopefully this helps. I bought some hill country land from an estate I think about 4 years ago for cash and it still took months and months to close (buying from multiple heirs with the mind set to be cashing out can be a quite rewarding price wise but it was very strange and different). In that process, from my experience; the title company, seller's probate attorney, listing broker, surveyor, were all not of the Biggerpocket type mind set. Very-very slow, it was their way or the highway. They stiffed me on some of the the minerals and even made me pay for the land that was part of the county road. However, it was so worth it, the end result was awesome (great value) but the purchasing experience was horrible.  Spent $3000 hiring an attorney to make those jerks close.. I will say that is all in my opinion to CMA

its about 100 acres, long and rectangular, perfect for installing a road on one side and slicing in to 10-20-30 acre ranchetts . What really turned me on about the property was the deep soil (sloped and drained) for someone to put a vineyard, is already got a cistern on a high hill.  Another thing about hill country land you need to know, ponds drain out and go dry all the time. We got that pretty licked and I got another spot to build another dam (while building the road) the bottom of the valley has solid flat stone (like the hoover dam has) the soil around the rock does not drain thru so fast. Very unique for that area. Its a perfect deal for developing but I am 4 hours away. Love going out there looking 20 miles past the Lampasas river valley.

@Matt Merrill I know there are some other investors in Kerrville but it's not a very populated area.  Maybe try meetup.com to see if there is anything going on close by?  There's also an Events section on Bigger Pockets.  Try there as well. Good luck!
