The great thing about BP there are different people with different perspectives and experiences.

I would love to hear a story of someone where they explain how insurance has helped them with their property.I am getting into out of state real estate investing this month and am curious to hear other perspectives.

Thats how it makes sense from a business perspective.

There isn't enough information in here about the current state of the house to be able to advise you, but I would think #3 is a definite no as it seems unnecessary from a cost perspective although that market has scale to accept it.

From a tax perspective, I am assuming you would like recognize $0 of the gain on your property in this potential 1031 exchange.
