I'd like to parlay some of that experience into real estate investment - the latter is a completely different animal and I'm hoping to get to know knowledgeable and helpful investors here on BP - I'm new to this so I'm not sure how much I can bring to the table for the rest of you who have been at it for much longer but hopefully we can all work together to build for our future!

I am willing to wager an investor jumped into the project with private or hard money based on a very specific scope of work, and stumbled across a major issue with the septic tank or some other fundamental system.

In my case she got her share and rather then join us in our ventures her whiz of a husband took over control and parlayed her share into a big pile of nothing.

With the answer more than likely being no i'd wager that those investors she is also sending the same information to also have other realtors too.

I'd wager the guy that originally posted this thread doesn't care about what we are saying though.

I understand the process including sub-to as well it is just using that method to then parlay that into something else or to make other deals.

Well since people have wagers on my real age I can't say how old I was when I started because that would give away my age.I will say I have been doing it for 12 years now.

The shock to that group if/when interest rates move could devastate values, if they are being supported by payment buyers, unless we see a corresponding wage /real income increase.
