Most BP members in our region are familiar with the West Sacramento meetup, and there was one in Folsom meeting at Out of Bounds occasionally, but I haven't seen posts for that one lately.

I've been incredibly lucky with tenants, turnover, properties, appreciation, connections etc.That said I do occasionally find myself wondering, what if....If I had bought in Florida or Texas or a booming college town. 

I have read the city’s guide https://www.slcdocs.com/Planning/Guides/ADU_handbook.pdf but I still have questions.1. can tell that till require the owner to live there for the ADU. 1a is it for permanent residency or is it justified if it is a second home that I would use occasionally?

Across ten doors I've had three turnovers in five years and one of the ladies that moved out (she wanted a larger house) still calls me occasionally to see if I have something available again. 

Police drive by occasionally and see 3-4 people standing outside smoking. 

I also listen to his podcast occasionally and he seems to understand the REI business quite well. 

Most of the time is spent answering guest inquiries, scheduling cleanings, and handling the occasional issue that pops up.

The only concern we run into is occasional foundation issues near the river, towards the south east side of town.

Maybe that occasional outreach is helping us over time as well?
