I would consider buying a multi in florida with an fha and 3.5% down but the returns are horrific for the home prices and if I did I would just rent a room out of state while being feet on the ground in another stateQuestion is - I have 2 years of this job and can be based mostly anywhere east coast (within an hour time zone) where can I base myself to really maximise my investment growth with rentals.

Hi, I have a good Criminal Attorney so I am half way there but am looking for a good Attorney who is well versed in Business structures and entities.I am what I would consider a complex or sophisticated investor, I own a couple of properties already, and am looking to step it up into large Multi Family apartment complexes.We (my wife and I) also Manage some of our own properties, as well as do Fix and Flips and Holds.I currently operate under 1 company, Aussie Properties LLC based in Michigan, but I am thinking that I need to open up a few other entities and restructure the business to ensure protection, of the assets, as well as the maximise the tax benefits I can have.At this point we are operating on our own and the time may come where I may enter into syndication, but that's some way off if at all.

In order for me to be able to maximise the value of my personal home I have a 80% HELOC on it that I invest in rental properties otherwise it would be a much greater liability than it is.

(Texas is not an open records state...apparently so wealthier individuals with unusual custom homes can argue for lower property taxes...to add to their oversized mortgage interest deductions at tax time...to maximise tax write offs) SO taxes on this property will be right around 5k at 2.5%, which may actually be low as the area is a MUD.

There are plenty of videos, blogs and pod casts to go through and thousands of threads to research.You need to keep in mind that you and you father have much different approaches to investing at this point in time and until you come together on your approach it is unwise to assume you can partner.Your father is ultra conservative and will produce very low returns where as you are attempting to maximise returns through leverage.
