Carpet vs. Hardwood vs. Laminate
Hey BP,
Background:
- I purchased my first home, a two bedroom two bathroom condo, for $72,500 back in 2007 (Before BiggerPockets) with the idea of renting it out in future for rental income. Because of the housing crisis back in 2008-2009, the value of my home decreased tremendously. Currently, it is probably worth about $57,560 (Zestimate).
- Currently, I have carpet in the two bedrooms, hallway, living room, and dining area. In addition, I have vinyl in the two bathrooms, kitchen, and laundry area. By the way, my condo's have 936 square feet.
- Anyway, I am ready to move and with the idea of renting it out and maximizing rental income, what type of flooring would be the best investment?

Don't waste your time on carpet except if your looking to save money. If thats the case then I recommend the bedrooms only, as there is not much foot traffic. If you are going to allow pets then stay far away from carpets as they will need to be replaced after every tenant.
Vinyl planks or laminate is the best way to go. High end look with a much lower cost than the real thing. The materials are cheap and usually installation should run you under $2 a sq ft.
If the current condition of carpets are not bad then i agree with @James DeRoest rent them as is until the tenants destroy them.
