How would I go about being able to get $50k limit in personal credit worthiness, my plan is to leverage both my business and personal credit combined totaling 80-100k then hiring a business consultant in my area that works at the chamber of commerce for mentorship on how to invest without proof of concept but high probability in quick returns that have longevity?

Longevity of a good tenant is the really the key to this whole thing called real estate investing (buy/hold strategy).Personally for me I've never bought anything under 100K and rents never under $1200/month to try to capture the "high" quality tenants but I still had trouble.

My basic was using the 75% factor for a long while but now due to my longevity of performance and relationship with them, they now loan me 80% Of the appraised value, interest only for 1 year.

I believe they are Lowes in house brand.I use the same lights in 21.65 inch, item #0442144 with 2400 lumens in my garage and back patio.The line is dimmable and great with a LED compatible dimmer switch.They are fairly cheap in my opinion, especially if you're replacing the fixture anyways, and considering longevity of LEDs.

I am newbie here who has heard real estate is a great way to build long term wealth.I would like to get started but with a bad credit  history I find it extremely diffcult.Still the financial longevity well not only be statisfying but the peace as of mind will put me at ease.

I cannot attest to its longevity but it is advertised as waterproof (although extra steps are needed at the perimeter if installed in bathroom/kitchen where water could be a problem).
