I watched Dave Meyer's Market Intelligence Workshop on Demystifying Deal Analysis and found it very informative but I cannot find the TRI deep dive Excel spreadsheet.

Intelligent - learn from other people’s mistakes; Smart- learn from your own mistakes, Dumb- keep making the same mistake.  

This place took the thunder from REIClub and a couple others and made a space for like minded investors to feel like they had a home to come to flourish, make friends, feel appreciated and intelligent. 

You lose intelligence the longer you sit in that building.

Anyways, my opinion is that you are clearly an intelligent and motivated worker.

I would add Emotional Intelligence.

(Genuinely asking to understand, not question your intelligence) but why would I focus on Return on Equity (ROE) and not track being paid back on my original cash investment of $130K?

The most concerning is the stuff that is beyond anyone's control or even due to the lack of judgement or intelligence by a guest.

Lead with Emotional Intelligence Empathy and Understanding: They show empathy, understand individual strengths and challenges, and provide emotional support when necessary.
