Financial wise there are a couple things to consider: -When considering the property taxes, ensure it is based on reassessed tax amount, not current tax rate.

Your realtor can give you all the actual sales comps to help you see the difference between the listing price and the actual sales price.I however do have a little contrarian advice. 

I help facilitate out of state investors find performing rental properties in various markets in the Midwest/midsouth so I am going to be taking notes on the comments here! 

Outside of that, looking for value add opportunities that help maximize rents and understanding immediate needs to turn it over to the a rental (appliances, fixtures, paint, flooring, etc.). 

And you'll have a solid W-2 income to help you qualify for loans.
