I hate "unnecessary" debt such as car loans, student loans, credit card debt, etc so I wanted to get rid of it ASAP and not have it "hang over me."

Some may say heck no, the stock market is still recovering from the recent 2008 hangover, prices aren't inflated.The income approach can be a pain when trying to estimate income and expenses for 10 years out or to decide what actual holding period, discount or capitalization rate to use some of which can be almost pure speculation but I would like to hear how any numbers you are experiencing mirrors what is happening in the stock market if it actually is.

west coast builders have to pay more for lots than what you enjoy in TExas.except for hang over inventory which is basically done with.it cost us 35 to 50k PER LOT just to do the underground ,  permiting for the underground and dirt and paving work... then you have to buy the dirt.. which in our area is 30 to 50K per paper lot.. so any lot under 60k is a screaming deal... with lot prices for 400k specs running 100 to 120k.

I'm wondering if everyone woke up this morning with a hangover and called to cancel.Have you noticed that certain days/times are better for "prospective tenant follow through" when it comes to appointment times?

He messed up the cuts (simple 90 degree chops), charged to order a different one, got the wrong color, then installed them so that they don't hang over the lip!
