I'm a sucker for knowledge and I'm fascinated by Real Estate, it's amazing how much knowledge is gather here in Bigpockets, I haven't quite started in the forums yet and the reason for that is that before I go into the forums and start asking 100 questions like most newbies do I decided to go all the way to podcast#1 and just start listening one by one in order educating myself, until I eventually catch up with the current podcast, I don't watch tv or listen to music anymore instead I listen to podcasts from BP, I try to listen from 3 to 5 podcast a day and it's been amazing, it's like every question that I have or I could have about real estate I find the answer in the podcasts, people always ask try to find mentors but what they don't realize is that every person that is in the podcast is a mentor and you get tips from hundreds of different mentors just by listening the podcasts, in essence Biggerpockets podcast is a mentor full of knowledge and the best thing is that is free and real, not like those  get rich quick "gurus" It's a lot catch up I started last week and now I'm in podcast#31, still learning from podcasts from 5 years ago, but it's all good not just because of the knowledge that I'm getting but also because it will give me an idea of how the market had changed in the past 5 years and figure out where is it heading.I want to thank Josh and Brandom for creating this and all the members that support this community and are making this posible.

If the property is worth 240k present a sales price of $200k (15%-20% off of market value)Hud would look something like:200k- Sales price6%realtor commissions 12k -- closing cost and taxes - lets call it 15k (very rough numbers)200k-12k-15k=173k .Now, you have the lender's attention by providing them a posible exit to the defaulted loan.The 15%-20% under market value you are offering will be reasonable to the lender as they will weight in the legal fees and cost for foreclosure  and cost of the time they will hold the property as an REO.

So, why wouldn't you want to hire an attorney to create a partnership agreement and perhaps an LLC to cover as much of the above as posible?
