J Scott, one of the more respected authors/authorities on BP, provides scenarios in which wholesaling can be done legally and ethically.  

I’m looking for mentorship from other investors in this forum to help me identify deals, help avoid common pitfalls and learn from failures. 

in my country real estate is not something that is so common,so was asking about the about the degree with the view that it would perhaps get me in track for real estate business.

I have heard that it is common practice that private money lenders collect a monthly fee thru various methods, I'm trying to determine what those methods are.   

Doubtful this scenario comes into play.

He said that the insurance company gave him a discount because the materials are less susceptible to fire than common materials used like asphalt shingles and stucco.  

It is zoned single family but since the previous owner is using it as a rooming house a few things look different that I am worried about the appraiser not passing:Outside doors for each room with locks.The only common area is the kitchen, no dining room, living room, etc.The rooms consist of 5 bedrooms, 1 kitchen, and 2 bathrooms.Each room has a bed and a small drawer which I am thinking of diassembling before the appraiser comes.Would I have a problem with this?

I’ve never had this specific issue but mistakes like this are pretty common. 

Huge counterparty risk, I am just working through a scenario where a correspondent HML in the midwest got defrauded from bad diligence and their funding partner is having to clean things up.
